Our services include but are not limited to:

Maintaining rent and maintenance fee records

Assistance in the area of city owernership to Co-op ownership and upon graduating from obligations to the city of New York.

Payment of bills and contracted services.

Renewal of permits and contracts.

Soliciting of estimates from contractors, for repairs and improvements.

Supervision of maintenance personnel.

Attend all Board and shareholders meetings

On-site inspections.

Negotiate contracts for insurance, accountants, boiler and other providers.

Initiate legal actions as needed (housing/supreme court).

Interview and screen prospective residential and commercial tenants and shareholders

Issue monthly statements and payment reminders to all residents

Monthly financial reports, inclusive of Rent roll, expenditures, account balances, reconciliation and copies of all bank statements.

Advertising of available spaces, inclusive of residential and commercial rentals, sub-lets and apartment sales.

Negotiating residential, commercial and sub-let leases.

Respond to all correspondence.

Maintain direct contact with Board members/owners

Prepare rental and sub-let leases.

We will offer suggestions to improve the physical and financial stability of the property.
